Who Lives in Evanston?

Mostly young families. When CREB profiled Evanston in 2021, it had more preschool-aged children than any other Calgary community, 2,483 in the 2019 civic census, and many of those children are now in school. Couples starting out often buy a townhome first and move to a detached house a few streets over as the family grows. And people who like being near open land choose the ridge streets for the views over the golf course and the valley.

A Saturday here might start at soccer through the community association, carry on with a stroller loop along the ridge paths, and stop at a playground or two on the way home. Sunday means groceries at the Towne Centre FreshCo, or a bigger trip to the Walmart at Sage Hill Crossing next door.

Why Evanston? Lots of green space within a short walk, playgrounds spread across the community, and a new school on Evanston Drive make Evanston easy living for families with small children. What to know going in: you'll drive for most trips, since there's no CTrain station, and trees are still filling in on the newer streets.

Living in Evanston: A Complete Guide

Daily Life in Evanston

Daily life in Evanston happens close to home. Parents push strollers along the pathway network, kids head to one of the seven playgrounds after school, and errands are a quick drive to Evanston Towne Centre on Symons Valley Parkway for FreshCo, Shoppers Drug Mart and a fast lunch. On the ridge, the open space gives you a long view over Country Hills Golf Club.

Parks, Pathways & the Ridge

When CREB profiled the community in 2021, it counted 16 community parks and seven playgrounds, linked by about 6.3 km of walking and biking paths that join the city's pathway system. The green space along the ridge has gazebos, picnic areas and soccer fields, and the community borders the Symons Valley and West Nose Creek grasslands.

Playgrounds

Seven of them, spread through the community, so most young families have one within a short walk.

The Ridge

Gazebos, picnic spots and soccer fields, with views toward the Country Hills fairways and the sandstone bluffs.

The Dry Pond

Some of Evanston's larger move-up lots back onto the community's dry pond, which gives those homes open space out back.

Homes & Real Estate in Evanston

Qualico broke ground in 2007, and a group of builders filled in the streets. CREB named Broadview Homes, Pacesetter by Sterling Homes, Jayman BUILT, NuVista Homes and Trico Homes on the single-family side, and Partners Development Group and StreetSide Developments for townhomes. The result is a mix of laned homes, front-drive homes, zero-lot-line homes and larger move-up lots. The price buttons above split the market at $450K and $650K.

Detached Homes

Most of the community. Look at whether the home is laned or front-drive, what it backs onto, and how far it is to the nearest playground.

Townhomes

A common first step into Evanston for young couples. Each complex sets its own fees, so request the reserve fund study and the latest financial statements early.

Getting Around

  • Stoney Trail: Stoney Trail forms Evanston's southern edge, with Deerfoot Trail a short drive east.
  • 144 Avenue NW: 144 Avenue NW crosses the north end and links Evanston with Sage Hill, Livingston and Carrington.
  • Transit: Calgary Transit buses serve the community. There's no CTrain station in Evanston.
  • North to Airdrie: Highway 2 leads north to Airdrie, a short drive away.

Commuter Insight: Evanston is a driving community, so try the route from the street you like to your workplace at rush hour before you buy. That one drive tells you more than any map.

Schools & Education

Through grade 8, Evanston's public schools are inside the community. Here's what the 2026-27 finders showed for two Evanston addresses:

Education Note: School boundaries change regularly. Confirm the school for the exact address using the CBE and Calgary Catholic school finders before you buy.

Community Life & Events

The Evanston-Creekside Community Association was incorporated in 2007 and runs soccer for local kids. Through the year it organises a community cleanup, a barbecue, a bottle drive and a garage sale parade, and families can buy a membership on its website. A new Sage Hill Library is planned next door in Sage Hill by mid-2028.

Buying a Home in Evanston

Market Dynamics

Evanston grew from 5,889 residents in 2011 to 18,710 in 2021 as its phases filled in, so much of what comes up for sale is less than 20 years old. Families often move within the community, from a townhome to a detached house or to a bigger lot. Check the listing search above for what's on the market today.

Buyer Considerations

Walk the street before you write an offer: see what the home backs onto, how close the nearest playground and path are, and whether the back yard faces the pond or the ridge. Confirm the school designation for that address. For a townhome, get the reserve fund study and the fee history before your condition date.

Compare to Other Communities

vs. Kincora

A Symons Valley neighbour across Shaganappi Trail. Evanston has the ridge parks and a new CBE school inside its boundaries.

vs. Sage Hill

Sage Hill has more big-box shopping and the library on the way. Evanston has the ridge parks and the golf course views.

vs. Panorama Hills

Panorama Hills is older and larger, with golf courses and Vivo. Evanston has newer homes and more preschool-age kids.

vs. Airdrie

Airdrie is its own city. Evanston keeps you in Calgary's school systems with Stoney Trail at the edge of the community.

The Evanston Advantage: Parks and playgrounds within a short walk, views over the golf course and the valley, and a new school on Evanston Drive. Pick the street that suits your kids, confirm the school, and Evanston makes the early family years easy.

Frequently Asked Questions About Evanston

What affects home prices in Evanston?

The style of home and the lot do most of the work. Evanston has laned homes, front-drive homes, zero-lot-line homes and larger move-up lots, some of which back onto the community's dry pond, so two houses of a similar size can sit in different price ranges. Recent sales on the same kind of street are the best guide, not a community average.

Is Evanston good for families with young children?

It's built around them. In 2019 Evanston had 2,483 preschool-aged children, the most of any Calgary community according to CREB, and at the 2021 Census children under 15 made up 28% of the population, against 18% citywide. Playgrounds are spread through the community rather than in one spot.

What schools serve Evanston?

Little ones start at Kenneth D. Taylor School, which now covers kindergarten to grade 3, then move up the street to the new Evanston Heights School for grades 4 through 8. The 2026-27 CBE finder sends grade 9 to Simon Fraser School for now and high school to John G. Diefenbaker. Catholic families have two elementary options, Our Lady of Grace (K-9) or St. Josephine Bakhita (K-6), depending on the street, and Notre Dame High School after that. School boundaries change regularly, so confirm the school for any address with the CBE or Calgary Catholic finder before you buy.

How many parks and playgrounds does Evanston have?

CREB counted 16 community parks and seven playgrounds, joined by about 6.3 km of walking and biking paths that connect to the city's pathway network. Along the ridge there are gazebos, picnic areas and soccer fields.

What are the views like from Evanston?

Evanston sits beside the grasslands of the Symons Valley and West Nose Creek. Depending on the street, homes look out over the fairways of Country Hills Golf Club and nearby sandstone bluffs.

Who built the homes in Evanston?

Qualico developed the community. The single-family builders CREB listed in 2021 were Broadview Homes, Pacesetter by Sterling Homes, Jayman BUILT, NuVista Homes and Trico Homes, with Partners Development Group (Arrive) and StreetSide Developments (The Loop) building townhomes.

How fast has Evanston grown?

Quickly. The City counted 5,889 residents in 2011, 17,685 in its 2019 civic census and 18,710 in the 2021 Census, so the population more than tripled in a decade.

What does the Evanston-Creekside Community Association do?

The association, incorporated in 2007, runs soccer for local kids and organises neighbourhood events such as a community cleanup, a barbecue, a bottle drive and a garage sale parade. Memberships are sold through its website.

Where do Evanston families shop?

Evanston Towne Centre on Symons Valley Parkway has FreshCo, Shoppers Drug Mart and quick meals like Subway, Dairy Queen and Popeyes. For bigger runs, families drive to the Walmart at Sage Hill Crossing or Calgary Co-op Creekside.

How do I get around from Evanston?

Stoney Trail forms the community's southern edge, and 144 Avenue NW crosses the north, linking Evanston with Sage Hill, Livingston and Carrington. There's no CTrain station, so most families drive, and Calgary Transit buses connect the community to the wider network.

Should I look at Airdrie instead of Evanston?

It depends on where you work and what you want close by. Airdrie, up Highway 2, runs its own schools and city services. Evanston keeps you inside Calgary, with the CBE and Calgary Catholic systems and Stoney Trail at the edge of the community.

REVIEWS

My husband and I recently purchased a home in Airdrie with Justin Newman and couldn't be happier with our experience! He guided us through the whole process, was incredibly helpful in answering questions, and went above and beyond to make sure the whole process was stress free and seamless. He was always available for phone calls and helped us navigate every aspect of the purchase (showings, home inspection, condo doc read, lawyers etc.). We highly recommend Happy House Hunting and Justin for a realtor in the Calgary area and will definitely be using him again!
