How I'll Help You Make This Move
Moving out of a home you've loved for years is a big decision, and it rarely comes down to one thing. My job is to be your trusted advisor through it: to listen to what you want and need, talk through the options with you, and help you see the best path to where you want to be.
I Listen First
We start with a conversation, over coffee or the Free Lunch. I want to hear what you'd like your days to look like, who you want to be close to and what you're looking forward to leaving behind with the house.
We Talk Through the Options
Sell first or buy first, Calgary or one of the towns around it, a bungalow, a villa or a condo, how much space you really want. We weigh each one together until the right path is clear.
I Find the Right Fit
I narrow the search to homes and streets that suit the way you want to live and walk through them with you, so your time goes to homes worth seeing.
I Look After the Details
I help set up the home inspection, have a professional review the documents if it's a villa, and help line up the sale of your house with your move-in date, explaining each step as we go.
You set the pace, and you won't have to figure any of this out by yourself.
Why People Love Bungalow Living
A bungalow keeps everything you use every day on one floor while still giving you a home of your own: a yard, a garage and room for family when they visit. For many people moving from a two-storey house, it's the easiest change they make, because day-to-day life stays familiar.
If you'd like less upkeep as well, a bungalow villa can give you the best of both: one level, your own front door and, in many complexes, a monthly fee that takes care of snow clearing and yard work. What's included varies from complex to complex, so we check it together before you buy.

A Note From Justin
Choosing your next home is about much more than the number of bedrooms. The house you have now holds a lot of memories, and deciding what comes next deserves time, patience and honest advice.
My role is to make the next chapter feel exciting rather than overwhelming. I'll listen to what you want, give you a straight answer when you ask for one, and take care of the details so you can focus on what's ahead. I'm a Seniors Real Estate Specialist (SRES) and a Certified Condominium Specialist (CCS), and both focus on exactly this kind of move.
Whenever you're ready, even if it's just to talk things through, call me at (403) 668-1272.

Questions People Ask Me
Where do I start?
With a conversation, over coffee, on the phone or at the Free Lunch. Before we look at a single home, I want to hear what you'd like your days to look like, who you want to be close to and what matters most to you. From there we talk through the options together and find the clearest path to where you want to be. There's no obligation, and you set the pace.
Can I see a home more than once before I decide?
Of course. Come back at a different time of day, bring a family member or a friend for a second opinion, walk the street and take a look at the neighbours' yards. A decision this size shouldn't be rushed, and I'd rather you take another visit than feel unsure. If another buyer shows interest in a home you like, I'll tell you right away so you're never caught off guard.
What does bungalow mean on this page?
Homes with their main living space on one level and no condo fee: mostly detached bungalows and half duplexes, plus other single level houses and townhouses. Many bungalows also have a basement, often developed, so everything you use every day is on the main floor and the lower level is there for guests, hobbies or storage. Check how many steps there are at the front door and from the garage.
What is a bungalow villa?
A bungalow, usually attached to one or more neighbours, that is often part of a condominium or bare land condominium with a monthly fee. Depending on the complex, the fee can cover snow clearing, lawn care and parts of the exterior. What's included varies, so we read the documents together, and a professional reviewer goes through them, including the reserve fund plan, before you firm up. Villas have their own page.
What affects home prices for bungalows in Calgary?
Location first: the community, the street and how close the home is to shopping, transit and family. Then the home itself: lot size, how much has been updated, the garage, and whether the basement is developed. For a villa, the monthly fee and what it covers matter too. This is context, not a prediction.
Should I sell my house before buying a bungalow?
There's no single answer, and it's one of the first things we work through together. Selling first means you know your budget but may need somewhere to stay in between. Buying first means you know where you're going but may carry two homes for a while. I'll help you weigh the options with your lender and lawyer, and line up the timing so the move feels manageable.
What should I look at in an older bungalow?
Many of the bungalows you'll see are older homes, so look at what has been updated: the roof, windows, furnace, hot water tank, electrical and plumbing. The home inspection is the time to find out, and I'll go through the report with you so you know what you're buying and what can wait.
What is the Free Lunch with an Easy Living Specialist?
An invitation to lunch with me for anyone 55 and over or looking for an easier home to look after. We talk about buying, selling or your future plans in a relaxed setting, with no obligation. Text "Lunch" to (403) 668-1272 or see the Free Lunch page.
Have a Question That Isn't Here?
Ask me. No question is too small for a move this size, and talking it through is often the easiest way to see what you want.
Call or text (403) 668-1272, or email justin@happyhousehunting.ca.
